Job Title: Technical Inspector Location:West London Pay rate: £23.90/hr PAYE, umbrella options available Schedule: fulltime, 5 days in office per week ROLE DESCRIPTION We are seeking a diligent and proactive Technical Inspector to join our dynamic team of project managers. This role involves overseeing and ensuring the successful delivery of planned preventative maintenance (PPM) programmes and capital projects for our housing stock, both residential and non-residential. Your primary responsibility will be to ensure that site operations and construction works comply with relevant contract documents, Council requirements, and all current legislation, delivering projects to specification, on time, and on budget. KEY RESPONSIBILITIES Resident and Customer Consultation: - Engage with residents and customers about current and future maintenance programmes. - Ensure the contractors' resident liaison function meets customer needs during the preparation and delivery of maintenance works. Project Delivery: - Assist in delivering PPM and Capital Works programmes, ensuring deadlines are met with minimal disruption to residents. - Conduct site visits and inspections to ensure compliance with contract specifications, drawings, legislation, and Council standards. Reporting and Compliance: - Prepare and deliver reports on progress, site activities, and related issues. - Ensure adherence to health and safety regulations and provide professional advice as needed. - Maintain updated knowledge of legislation, technology, and best practices. Stakeholder Collaboration: - Work collaboratively with all stakeholders to ensure a customer-focused service. - Build and maintain effective relationships with internal and external stakeholders. Quality Assurance and Financial Management: - Monitor and report contractor performance to ensure compliance with performance, contractual, quality, and budgetary targets. - Authorise and process cost variations in line with Council's financial regulations. Customer Service and Complaint Resolution: - Prioritise and address customer complaints and member enquiries promptly and effectively. Sustainability: - Ensure your actions align with the Council’s climate and ecological emergency declaration. ABOUT YOU Knowledge & Skills: - Comprehensive understanding of the building industry, including materials, trades, methods, and legal requirements. - Excellent observational skills with a keen eye for detail. - Technical competence and vigilance in ensuring work and materials meet required standards. - In-depth knowledge of Health and Safety legislation, including CDM regulations. - Proficiency in reading and interpreting drawings and specifications. - Strong written communication skills for report writing. - Familiarity with IT systems, particularly MS Excel and MS Word. - Excellent communication, negotiation, and organisational skills. - Ability to maintain good working relationships with contractors, colleagues, and stakeholders. - Experience in handling customer complaints and resolving technical and quality issues. - Comfort working at heights and wearing PPE on construction sites. - Commitment to professional conduct and continuous professional development (CPD). - Full clean driving licence. Qualifications: Essential: - A craft or technical qualification such as City & Guilds, NVQ/SVQ LEVEL 2 or 3, or BTEC/SQA national award or higher national award. Desirable: - A foundation or honours degree. - Membership of the Institute of Clerk of Works. - Qualifications in Mechanical/Electrical/Building services.
