Role Purpose: As the Building Safety & Compliance Manager, you will be responsible for maintaining and developing our Building Safety and Compliance service. You will ensure our homes are fully compliant with all Building & Fire Safety Regulations, that all inspections are conducted in a timely manner, and that all relevant contracts are in place and monitored to deliver the highest standards. The safety of our residents is our top priority. Key Responsibilities: - Act as the lead and responsible person as required by Building Safety regulations and legislation. - Ensure all buildings meet health and safety requirements and comply with prevailing legislation. - Lead the Group’s approach to the new Building Safety regime. - Develop fire safety strategies for each building. - Initiate, monitor, and audit a programme of inspections in line with regulatory requirements. - Conduct regular compliance inspections and maintain accurate records. - Produce monthly and quarterly reports on service effectiveness, ensuring delivery against agreed targets and budgets. - Advise the Executive and Board on developments in Building Safety, Fire Safety, and general Health & Safety. - Manage contractors and service contracts related to Building Safety and Compliance. - Inspect and follow up on completed work, addressing any deficiencies. - Prepare documents for tenders related to maintenance management contracts. - Develop Asset Management systems and records for Building Safety oversight. - Collaborate with the finance team to plan, budget, and forecast spending. - Work with the new homes team on future developments and project handovers. - Adopt efficient procurement practices for value for money. - Respond to emergencies or urgent issues as they arise. - Plan and develop annual budgets for maintenance and service expenditures. - Lead on all aspects of Health and Safety. - Ensure timely raising of works orders and manage follow-up remediation works. - Maintain clear records for Building Safety and Health & Safety to ensure a ‘Golden thread’ of data. - Engage with residents to keep them informed of issues in their homes. - Work closely with the Asset & Facilities Manager to ensure service standards are met. - Perform other duties as required within the purpose and grade of the job. - Uphold Equality & Diversity policies and procedures. Role Competencies: Knowledge and Experience: - Minimum 5 years in Building/Fire safety and compliance in a residential management setting. - Hold a Construction, Project Management or Building Safety qualification. - Comprehensive understanding of current Building Safety requirements and future directions. - Excellent organisational capability in a busy property management environment. - Proven track record of delivering high-quality service and customer satisfaction. Skills and Abilities: - Strong project management skills. - Analytical and problem-solving skills. - Robust understanding of public procurement and good negotiation skills. - Excellent interpersonal, relationship-building, and networking skills. - Ability to multitask and prioritise workloads. - Effective presenter with inclusive meeting management skills. - Confident decision-maker with excellent time management skills. - Team player with leadership and motivational skills. - Clear and concise writing skills for handling complex documents. - IT fluency with property management and maintenance software, and proficiency in Excel and Word. - Practical, flexible, and innovative approach to work.
